What is the National Flood Insurance Program (NFIP)?
This is a program established by the federal government to reduce flood damage
and to make affordable flood insurance available in participating communities.
Are there other places to get flood coverage besides the NFIP?
Yes, but this is generally best only if you are not able to qualify for the NFIP.
The cost for policies outside of the NFIP is usually far higher.
Who needs flood insurance?
If you live in an area that is high risk and have a mortgage you will be
required to have a flood policy. There is no way of knowing for sure what areas
will flood so all property owners should consider a flood policy.
How much will a flood policy cost?
If your property is in a B or X flood zone, and there has not been a previous
flood claim, you will probably qualify for the preferred rate shown on our home
page. For other areas you can call for a quote or submit the online rate quote
form. There are a number of rating factors that go into your quote including the
zone, coverage, deductible, and possibly an elevation certificate.
What If I don’t know what my flood zone is?
Call or send us a quote form and we will determine your zone.
I have a homeowner’s policy, does that include flood coverage?
No, you need a separate flood policy.
Are federal disaster funds a substitute for flood insurance?
No, disaster assistance is generally in the form of a loan that you pay back
with interest. It is much better to have flood insurance.
What is an elevation certificate and do I need one?
This is a certificate that shows how high certain points of your property are in
relation to sea level. In certain areas you will need the elevation certificate
to get a policy with the NFIP. The one time cost is usually from $200 to $500.
If you don’t have a certificate you can send a quote form or call us to see if
you need one.
Who does elevation certificates in the Houston area?
There are a number of good companies to choose from. There are listed in the
yellow pages under “survey”. One example is Tetra at 713-462-6100.
If I buy a policy, when does coverage start?
In most cases there is a 30 day waiting period. If the policy is required for a
mortgage you coverage may be able to start immediately.
What types of flood policies are available?
The main options are personal property only, home plus personal property, and
business policies.
